Roll-up doors take heavy cycling, so springs, tracks, rollers, and latches need a tune-up at least once a year, more in high-traffic or dusty facilities. Staying ahead of it with a small adjustment is far cheaper than a failed door and an upset tenant.
Asphalt drive aisles typically need sealcoat every two to three years and restriping as the lines fade. Staying ahead of it protects the pavement from water and UV and keeps the property looking maintained to prospective tenants.
