Moderate supply against steady demand. Older buildings in the core, newer ones on the growth edges. There are still pockets that have not seen a new facility in ten years.

Retiree and out-of-state migration keeps adding households. Prescott, Prescott Valley, Chino Valley, and the Verde Valley run tighter on supply than Phoenix does.
- 04Flagstaff and the high country
Tight land, high rents, and a build season that winter cuts short. Schedule around the weather and engineer for the snow.
- 05Boat and RV demand
Winter visitors arrive by RV and park for months. Residents keep boats for Powell, Havasu, Pleasant, and Roosevelt. Covered and enclosed RV storage stays underbuilt across the state.
Arizona-specific code and design notes
Arizona has no statewide building code. Cities and counties adopt their own. The Department of Energy Arizona code page lists the state code as none statewide, applicable by county. Effectively zero across the Phoenix and Tucson basins. Roughly 15 to 30 psf around Prescott at about 5,400 feet. Flagstaff and the high country run far heavier, commonly 50 to 90 psf depending on elevation and jurisdiction. Confirm the adopted number before pricing steel. It moves the frame cost more than any other input in the state.
- 02Heat
Design temperatures above 110 degrees move long steel runs, so panel joints get expansion detailing and panel color gets picked for reflectance. It changes the concrete schedule too. July slabs get poured early and cured on purpose, not whenever the crew shows up.
- 03Monsoon
Summer monsoon brings microburst winds above the everyday design event, plus flash-flood runoff. Uplift connections, drive-aisle crowning, retention sizing, and door seals all get detailed for the monsoon rather than the average day.
- 04Seismic
Most of Arizona sits in seismic category B against category D and E on the Wasatch Front. Connection design and foundation reinforcement come down with it, so the same building costs less here than it does in Utah.
- 05Frost depth
Negligible in the low desert, roughly 18 to 24 inches around Prescott, 36 inches or more in Flagstaff. Foundation design follows the elevation.
- 06Soils and drainage
Expansive clays in parts of the Phoenix basin and caliche across much of the state both change excavation and foundation cost. Get the geotech.
